Annual boiler servicing is consistently the most deferred maintenance task in UK homes. People assume that if the boiler is working, it doesn't need attention. But by the time a boiler shows signs of trouble, the problem has often been developing for months — and the repair bill is significantly higher than a service would have been.

What Happens During a Boiler Service?
A proper boiler service involves a systematic inspection of the boiler, its controls, the flue and the gas supply. Here's what our engineers check:
- Gas pressure and flow rate — ensuring the boiler is receiving the correct gas supply
- Burner condition — inspecting and cleaning the burner assembly
- Heat exchanger — checking for corrosion, cracks or fouling
- Flue and combustion — flue gas analysis confirms the boiler is burning cleanly and safely
- Seals and gaskets — replacing any that show signs of deterioration
- Controls and safety devices — testing the thermostat, programmer, pressure relief valve and all safety cut-outs
- Carbon monoxide check — using a CO analyser to confirm safe combustion
At the end of the service we issue a service record confirming the work done and the boiler's condition.
Three Reasons Not to Skip It
1. Safety. Carbon monoxide is colourless and odourless. A poorly maintained boiler can produce elevated CO levels without any visible signs. An annual service includes combustion analysis that catches this before it becomes dangerous.
2. Warranty. Most boiler manufacturers — including Worcester Bosch and Vaillant — require annual servicing by a Gas Safe registered engineer as a condition of the manufacturer warranty. A missed service can void your cover entirely, leaving you liable for the full cost of any repairs.
3. Efficiency and longevity. A serviced boiler runs more cleanly, uses less gas and is less likely to develop faults. Most boiler breakdowns we attend could have been prevented by regular maintenance.
